Why We'd Rather Lose a Sale Than Lose Your Trust
Here's something most real estate agents won't say out loud: we only get paid when a deal closes. Not when you find the right home. Not when you avoid a costly mistake. Only when you sign.
So why would an agent ever talk you out of buying a house?
Because we'd rather lose a sale than lose your trust. At CM Rich N Grace Team, being an honest realtor in Baldwin County means telling you the hard truth about a home, a price, or a flood zone, even when that truth costs us a paycheck. Here's why we work that way, and what it looks like in real life.
Do realtors only care about the commission?
It's a fair question, and plenty of people already believe the answer is yes. The way agents are paid can create pressure to close fast and move on. A "yes" pays. A "wait" or a "walk away" doesn't.
We won't pretend that pressure doesn't exist. We simply refuse to let it make our decisions. Sammy Morris spent 38 years in government service before building this team, and he brought the same standard with him: you do the right thing because it's right, not because someone is watching.
"A commission check is spent in a month. A family's trust lasts a lifetime. I'll take the trust every time." — Sammy Morris, Team Leader
When should a realtor tell you not to buy a house?
Last spring, a couple relocating from out of state fell in love with a cottage near Fish River. Big oaks, a screened porch, water views from the kitchen window. They were ready to write an offer that afternoon.
Before they did, we pulled the flood zone map, asked about the home's insurance history, and helped them get an early insurance quote. The numbers changed everything. Between flood coverage and an older roof that wouldn't qualify for FORTIFIED savings, their monthly cost would have stretched them thin for years.
We told them plainly: this house will strain your budget. They were heartbroken, and honestly, so were we. Six weeks later, they closed on a home in Daphne they could comfortably afford. They still send us photos from their back porch.
We'll tell you to pause or walk away when:
- The asking price is well above what similar homes have sold for
- The inspection uncovers problems the seller won't address
- Insurance or flood costs push your payment past what feels comfortable
- You feel rushed, unsure, or pressured by anyone, including us
What does an honest realtor in Baldwin County actually tell you?
Living on the Gulf Coast comes with questions you won't face in most places. An honest agent brings them up before you fall in love with a listing, not after. That means talking about flood zones and elevation certificates, wind and flood insurance costs, HOA rules, and whether a rural property runs on septic or sewer.
For sellers, honesty sometimes means telling you your Fairhope home won't sell for what your neighbor's did, or that a few small repairs will save you weeks on the market. It's not what anyone wants to hear. It's what gets homes sold.
How do you know if you can trust your real estate agent?
Look for an agent who:
- Explains contracts and buyer agreements in plain language before you sign anything
- Gives you the cons of a home, not just the pros
- Never rushes your decision to meet their timeline
- Encourages you to choose your own inspector and lender
- Has reviews from past clients who talk about honesty, not just speed
If an agent only ever tells you what you want to hear, that's your sign to keep looking.
Why do we choose trust over the sale?
Our name says we are Rich in the Grace of our Lord and Savior Jesus Christ. That grace isn't a slogan to us; it's a standard. Proverbs 16:8 says it well: "Better is a little with righteousness than great revenues without right."
Our team also carries the name of Carla Morris, Sammy's daughter, who passed away in 2021 before she could finish her real estate course. Every home we help buy or sell is a tribute to the dream she never got to live. We don't believe a tribute should ever be built on a half-truth.
That's the promise behind our motto: One Team, One Goal, Making Dreams Come True. Sometimes the most loving thing we can do for your dream is tell you, "Not this one."
